PAYMENT POLICY:
20% non-refundable deposit due within 2 days of booking confirmation
Full payment due 75 days prior to arrival. Failure to do so will result in the reservation being canceled.
CANCELLATION POLICY:
Accommodation cancellations made within 2 days of the date of booking will incur no charge.
Cancellations made more than 75 days prior to check-in will incur a 20% charge.
Cancellations made less than 75 days prior to check in will incur a 100% charge.
AMENDMENT POLICY:
Any amendments involving reducing the nights of stay, the number of units, and/or changing the stay dates where the value decreases will be treated as a cancellation of those reduced nights. The same conditions as outlined in the cancellation policy will apply.
In addition Vacation Niseko will charge a 5,000 yen amendment fee per change wherever nights of stay have been reduced before final payment is due.
EMAIL, PASSPORTS & SECURITY DEPOSIT
The operators of the above properties require 1 guest email and you agree to provide that.
The operators of the above properties will send a link to you 7-days prior to check-in.
You will be given a registration form to upload your passports. Please note that a credit card will need to be presented at check-in for a security deposit.
SMOKING, PETS DAMAGE & DISRUPTIVE GUESTS
Guests may be removed from the premises if evidence of smoking, pets or disruptive behavior is discovered.
Cleaning, deodorizing and the cost of moving the next guests to other accommodation as a result of the prohibited actions will be charged to the offender.
OTHER ITEMS
Children under 7 stay free when using existing bedding
Futon bedding for an extra person is ￥5,090 per night and a minimum of 3 nights is requested.
A baby cot is ￥5,000 for 3-7 nights plus an accommodation tax ￥90 per night.

Check-out time: 10 am
Bedding arrangements need to be confirmed 2 weeks prior to arrival or may be subject to an amendment fee of 5,000 JPY per bed.
Please confirm with your Vacation Niseko agent if cleaning is offered for your stay. Extra cleaning if requested is subject to availability and a fee.
