PAYMENT POLICY:
20% non-refundable deposit due within 2 days of booking confirmation
Full payment due 60 days prior to arrival. Failure to do so will result in the reservation being canceled.
CANCELLATION POLICY:
Accommodation cancellations made within 2 days of the date of booking confirmation will incur no charge.
Cancellations made more than 60 days prior to check-in will incur a 20% charge.
Cancellations made less than 60 days prior to check in will incur a 100% charge.
PLEASE NOTE THAT CHANGING THE BOOKING DETAILS WILL BE CONSIDERED AS CANCELLING THE ORIGINAL BOOKING. RE-BOOKING OF THE NEW DATES/TIMES/SERVICES WILL BE REQUIRED.
GOOD HOUSEKEEPING DEPOSIT:
A good housekeeping deposit of 200,000 JPY per property for Panorama, AYA Villas and Suiboku and 50,000 JPY for Mountainside Palace and Alpen Ridge is required from each booking, as a bond, representing the guest’s agreement to leave the property as found.
The owner may claim for any loss or damage up to the amount of the good housekeeping deposit.
In addition to damages, they may claim for excessive cleaning costs, smoking in the properties or taking pets into the properties which do not accept pets leads to the full good housekeeping deposit being claimed.
Provided the property is left as found at the end of the rental, no claim will be made and the full amount will be returned to the guests.
CHECK IN:
Check in time is 3 pm.
Mountainside Palace guests will be provided with a self-check in package. Codes, access information and emergency contact details will be provided approximately 1 week prior to arrival.
Passport copies for each guest must be submitted prior to arrival and the means to do so will be provided to the guest.
Further the good housekeeping deposit will also be collected prior to arrival and before access to the property is granted.
If more guests arrive than booked or the number of guests exceeds the lawful capacity of the property, we are bound by Japanese Law to refuse entry to the accommodation. No refunds will be given.
CHECK OUT:
Check-out time is 10 am and late check out in winter is generally impossible.
If Vacation Niseko is offering you a transfer from the property to the Hirafu Welcome Center for airport or Sapporo Transfer, our front desk team will call to ensure you are ready for pick-up, arrange the meeting time and be there for you. If you are not there, your transfer may be cancelled and you will need to get yourself to the Welcome Center.
Please note that due to snow and traffic in the winter season, pick up from Mountainside Palace must be handled in this time sensitive manner. Thank you for your understanding.
CLEANING:
Mountainside Palace is a vacation rental apartment and does not have daily cleaning like a hotel. A major clean by housekeeping staff is offered for guests staying longer than 8 days.
Extra cleaning if requested is subject to availability and a fee. ￥16,500 for a clean and ￥3,300 for a towel replacement.
OTHER ITEMS:
Bedding arrangements need to be confirmed 2 weeks prior to arrival or may be subject to an amendment fee of 5,000 JPY per bed.
